TEN TIPS TO FINDING A GOOD BUILDER!
Finding a good builder to carry out the jobs that are too large, complex or dangerous for us to carry out ourselves is nearly always a problem. As in all other fields of expertise, there are good, bad and indifferent operators. Here are ten tips to help you find a good builder.
- Ask the builders for the names and addresses of their previous customers in your area. Speak to them and go and see the work.
- Get written quotes from two or three different builders. Make sure you are clear about VAT.
- Be clear about what you want done before the builder comes around. If the builder tells you that you need much more work done than you originally thought, ask for an explanation.
- Ask for a written specification and quotation and agree any staged and final payments before work starts.
- Look for a member of a reputable trade association such as the Federation of Master Builders and ask for an insurance-backed warranty.
- Avoid adding to the job or changing your mind halfway through, this leads to delays and extra costs.
- Never pay for your work in advance of it being carried out. Avoid paying cash.
- If problems arise, speak to the builder straightaway. If things get serious, contact trading standards or the trade association.
- Show the builder this broadsheet, direct him to the website and tell him that you would like him to follow the advice.
- If your work is complex ensure you commission a professional architect or surveyor to provide a comprehensive set of building plans and specifications. Appropriate professional assistance should also be sought for advice on structural defects.
